It keeps telling me i am logging in with the wrong username and password, but when I log in through the website, i am able to log in.

Was a decent App till it just got an update. Now you can only pay your full amount of rent you can't choose to make a partial payment.

$9.99 transaction fee everytime is completely ridiculous and unnecessary but you know it and don't care. I've never gotten a fee that high anywhere else in my life. It's stealing, I hope everyone who has to use this awful app has the option to pay rent in cash so you leaches have to get jobs.

There is a current bug in the app preventing me from making online payments "Something isnt quite right check the security code you entered" is the error msg i keep getting, i reinstalled, cleared cache, re enter card info 3 times and still get the error msg...please fix the damn thing.

It would be very beneficial to people if there was a confirmation notice BEFORE making a payment. I have made 4 accidental payments that I can't afford to make and the fact there isn't at least a "Are you sure?" Or even a way to cancel pending payments is very predatory

It won't update my payments on my account and shows inaccurate information.. I really wish this can be resolved it shows that I owe money when infact I have a plus amount which was verified with staff and owner this would have been a great app if this hadn't been did this I really wish this can be resolved nif someone is looking at my account This makes it look like I owe money And I don't. I am very disappointed and really frustrated now and for the last year had been really happy please fix.

The app says my rent is due on the 1st and needs to be paid by the 6th and subject to a late fee on the 7th. Well I got my money order to them on the 6th around 1pm. Then shortly after I left I got a text saying they couldn't process my payment cause it wasn't the full amount, cause they added a $75 late fee. Went back to ask about it and they said there was error on the app and it was late on the 5th. And now I'm waking up to a 2nd $75 late fee when I'm supposed to have 3 days to pay first one.

They are now charging transaction fees after not doing so for many years. This is effecting all who are forced to pay their rent via this portal. It is nothing more than a cash grab and another company adding junk fees to an already shoddy user experience. The UI hasn't been updated in ages. The site rarely even keeps an accurate account of what is owed. It is just cheap and awful all around. I had work orders in and it deleted them all and I had to resubmit them. Very buggy!

The payments system is a mess. It gives you no warning if you are setting up an automatic payment that is too late for a month. Nearly every time I've put information into it I've gotten some NSF insufficient funds problem because they can't handle bank account numbers correctly. No wonder landlords love it - they get to make a fortune off of fees!

I wanted to pay deposit and rent via direct with drawl from my checking account. It wouldn't let me pay either, probably because they couldn't charge me for using a credit card. Finally charged security deposit via credit card but had to pay a charge way above what it should have been. Had to pay rent both of the last 3 months by check as it still won't let me pay as I wanted. As a landlord, even intuit quick books would let me pay via credit card, check or cash. Don't like this app at all

The app has worked well for submitting payments and maintenance requests. But as of the end of this month (July 2023) they will now be charging an additional fee for all forms of payment. Previously there would be a fee for using credit cards and debit cards but no fee for using an eCheck to pay rent. Now they are changing that policy to squeeze out even more money from renters. Just frustrated that every single online payment now comes with some sort of fee.

You are collecting $2.50 on each eCheck transaction every monthly due now and that's absurd. No automatic processing systems requires this much money to maintain and operate. This is on the same level as order processing fees from the likes of Ticketmaster greed. Maybe you should really look at other venues to make up for this like higher credit card transaction fees.

Great resident portal. I used to think that this app was lackluster, but after my landlord switched to entrata, I realized what a good app this was. Entrata is slow, buggy, signs me out all the time, is cumbersome to use, sends duplicate maintenance requests, and charges a fee for every rent payment. All around terrible experience. Appfolio however had always been bug free, easy to use, no fee to pay through my bank, and never had any issues like entrata. Overall I had a great experience.

After 4 months of usage, the account stopped recognizing the 2 factor authentication codes, I was hoping there was another account recovery method like text or email. My landlord can't disable the 2 factor authentication in my profile, so I'm back to paying rent with paper checks. I tried reaching AppFolio customer support, but it's unexciting for tenants. The app has potential, but at the current state, it's garbage. Edit: Not fixed. Still can't login or recover and no customer support.

This app is frustrating! I paid my rent a week early this month, but apparently that wasn't a good thing. Being, a week later the app withdrew another rent payment for that month when it already confirmed the bill was paid. My account was frozen until the issue was addressed. Then there was an issue between my bank and property management company, I was reimbursed the rent payment the app withdrew by error, but now I have to pay for a NSF charge. Tenants aren't able to contact this company!

It keeps saying my address information doesn't match their records after I tried to make my first rent payment, when I tried to send it it ends up kicking my money back into my bank account!!!!! I rather have an option to pay over phone because this is ridiculous and it happened 3 times even after they deactivated my account and reactivated it the same thing happens!!! UNACCEPTABLE!!!!

I have never written a review before, but needed to give this a one star. I have had this app a total of 2 days, I tried to pay a deposit fee with a savings account, my bad. the app showed I paid it with no means of trying to fix. I decided to try auto payment with my checking instead, and it charged my account TWICE! And guess what? Neither was reflected in my bank account. I just want to pay rent, but that's apparently too hard to manage for a payment app. Don't give me the info email, call

I use this app because I have to, not because I want to. It's buggy, and often has display glitches, but is ultimately functional. The biggest problem that needs to be fixed is the payment process. If you make a mistake in entering the payment parameters, there's no recourse, or way to cancel the payment. When you submit the payment, you should be presented with a confirmation screen that shows your payment parameters before proceeding to to actually submit the payment.

Super easy to use although for reason, despite being an option, card payments won't go through. I tried 2 separate cards just to verify it had nothing to do with the card, but no luck. One of the cards is linked to the checking I used successfully. Anyhow, I like all of the detailed options such as communication, maintenance requests, payment history, etc... I'd definitely recommend!
